Terms and Conditions of Booking and Cancellation Policy

Reservations Please note that a contract exists between us and you once you have confirmed your booking and provided us with your credit card details. We do not charge a deposit on reservation.

Cancellation Policy Please note that we do have a cancellation policy, which is detailed in the guide in which you found us; if you are unclear about it, please let us know at the time that you book.  For the avoidance of doubt, I confirm that we never enforce any cancellation fees to the extent that we are successful in re-letting the accommodation.

Our cancellation policy is as follows:

  • 30% of the total cost of your reserved stay should you cancel within 28 days of your planned arrival date
  • 60% of the total cost of your reserved stay should you cancel within 13 days of your planned arrival date
  • 80% of the total cost of your reserved stay should you cancel within 48 hours of your planned arrival date

Cancellation charges are debited to the credit card provided at the time of reservation.

Methods of Payment We accept payment by cash, travellers cheques, UK debit cards and Visa and MasterCard credit cards. Should you wish to pay by credit card, please note that we charge a 3% surcharge on the amount to cover the transaction costs; this charge does not apply to payment by any of the other means listed.

Policy on animals, children, single occupancy and one night bookings

Animals Because we have both cats and dogs which live in the house, we regret that we do not allow our guests to bring their dogs or other animals into the house at any time. We do allow guests to bring their dogs, by prior arrangement, providing the dogs are kept in the guests' car during their stay.

Children As a rule, we do not accept children under the age of 10; however, where one party is occupying all our rooms, we do exercise discretion, so please do call us if you want to bring children.

Single Occupancy All rooms can be occupied as single, but in every case there is a single occupancy charge. This charge is usually £15 per night, but at weekends between Good Friday or 1st April (whichever is earlier) and 31st October the single supplement at weekends is the full double occupancy rate less £5; this applies to every Friday and Saturday night plus Sunday nights where the Monday is a bank holiday.

Single Night Stays Please note that, where we have a reservation for only one night, we do reserve the right to allocate you a different room in case we need to because of longer bookings which we might subsequently accept; we do everything that we can to ensure that this does not happen, and it very seldom does. Should this be necessary, you will, of course, be charged only the correct rate for the room that you booked or a lesser rate should it apply to the room that you actually have, whichever is the lower.
